Boulder County plumbing, town and canyon

Home / Areas / Boulder County

Boulder County packs an unusual range into a small area. Along the Highway 287 corridor — Boulder, Longmont, Louisville, Lafayette, Erie, Niwot — you have dense city systems and some of the oldest continuously occupied housing on the Front Range. Head west up Lefthand, Fourmile or the St Vrain and within twenty minutes you are at addresses with wells, septic fields, propane and a driveway that decides whether anyone can reach you in February.

Two kinds of address

The practical split is not city versus mountain, it is serviceable versus awkward. A Longmont ranch house with a basement, a sump pit and a straight run to the street is a straightforward job for any plumber in the county. A cabin at Ward or Allenspark at nine thousand feet, on a well, with a crawlspace you enter from outside, is a job for someone who works up there regularly and carries what the trip requires. Saying which one you are on the phone saves everybody a wasted visit.

Ask About an Older House

Older housing, older pipe

Central Boulder, old town Louisville and the pre-war blocks of Longmont share a plumbing inheritance: galvanised steel supply lines, cast-iron drain stacks and clay sewer laterals, much of it eighty years old or more. Galvanised pipe narrows from the inside until two fixtures cannot run at once. Cast iron rusts from the inside out and starts holding waste at the low spots. Clay laterals under mature cottonwoods and elms let roots in at every joint.

None of that is an emergency until it is, and the useful move on an older house is a camera inspection while nothing is wrong — it turns a guess into a plan and a price. It is also the single most valuable thing to do before buying one of these houses, because the sewer is the one system a normal inspection barely looks at.

The student rental stock around the university adds a specific pattern: heavy fixture use, ad-hoc repairs layered over decades, and drains that have never been properly cleared. Landlord calls there tend to be recurring rather than sudden.

Up a canyon road? Access and drive time are part of the honest answer. We will say so upfront.

Check Coverage Up the Canyon

Canyon and foothills work

Above the flatirons the list changes. Wells and pressure tanks. Septic tanks and leach fields that need pumping on a schedule nobody remembers. Boilers and radiant heat, which are far more common in mountain houses than in valley subdivisions and which fail in ways forced-air homeowners find unfamiliar — no heat, cold zones, a pressure relief valve that keeps discharging. Heat tape on exposed lines that stopped working two winters ago without anyone noticing.

Freeze risk up there is not about a cold night, it is about vacancy. Second homes and short-term rentals sit empty for stretches, and a house with no one in it has no running taps, no open cabinet doors and nobody to notice the furnace tripping. Most canyon burst pipes are found by a neighbour or a caretaker after the fact. If you own something you do not live in, winterising properly beats leaving the heat at fifty and hoping.

Creek-adjacent properties in Lyons, Jamestown and along the St Vrain carry a flood inheritance too: rebuilt or relocated service lines, replaced septic systems, and in some cases plumbing that was repaired quickly in a hard year and deserves a proper look now.

Worth knowing before winter

Find out whether your property has heat tape, where it runs, and whether it is plugged into anything. Tape that has been unplugged since a remodel is one of the more common causes of a frozen line in a house that never froze before.

Boulder County questions answered

Yes, but access decides it rather than distance. Canyon roads, ice, unplowed private drives and gates all affect whether a service truck gets to the house at all, and some contractors will ask you to meet them lower down. Tell whoever answers what the last quarter mile looks like and whether it has been plowed — it changes who takes the call and how long the window is.

Almost always the house, and almost always galvanised supply pipe. Decades of internal corrosion narrow the bore until the pipe can only feed one fixture properly. A pressure test at a hose bib tells you what is arriving at the house; if that reads normal and interior flow does not, the pipe is the problem, and the fix is repiping the affected runs rather than the whole house all at once.

Typically every three to five years for a normal household, sooner for heavy use or a smaller tank, and it depends on how many people are actually living there. Short-term rentals often need it more often than the owner expects. Slow drains throughout the house, a lush green stripe over the field, or anything backing up after a heavy-use weekend all mean stop guessing and get the tank looked at.

That is the pressure relief valve doing its job, and it means system pressure is going too high — often a failed expansion tank, a stuck fill valve or overheating. It is not something to cap or ignore, and it is worth calling about promptly rather than watching it. Note whether the boiler gauge climbs when the system is hot, because that detail helps a lot on the phone.

Where irrigation ties into domestic water, backflow prevention is standard practice and generally required, because the risk it addresses is contaminated water being drawn back into the house supply. The specific device and the testing expectations depend on your water provider. Ask before a sprinkler system gets installed or reworked, not after.

It is a reasonable thing to have looked at. Emergency-era repairs to service lines, sewer connections and septic systems were often done under pressure and were sometimes intended as temporary. A camera inspection of the sewer and a look at the water service tell you whether what is in the ground now is what you want to keep, and that beats finding out during the next wet spring.
